Vision becomes reality with Landmark Homes

With a piece of land ready to be built upon with a clear vision for the house of her dreams, Shefali Pawar knew exactly what she wanted to achieve when designing and building her new home. Find out how Landmark Homes’ dedicated team of experts helped bring Shefali’s unique aspirations to life.

After canvassing every major builder in her local area, it wasn’t until Shefali and her husband met with the Landmark Homes Hamilton and Waikato team that the couple instinctively knew they had found the perfect home-building company to help bring their vision to life.

“I know many people don’t, but I knew exactly what I wanted,” Shefali says of the early stages of the Design and Build process. “I think the challenge was to get a builder who would understand that vision and make it happen.”

Although the couple didn’t know much about Landmark Homes at the time, Shefali knew she wanted to work with someone who would take the time to truly understand her concept while also having the confidence to deliver an exceptional home, while remaining true to her comprehensive brief. Thankfully she found all that and more the moment she met with Landmark’s Waikato and Hamilton New Home Consultant Amanda Webber.

“Building a house is such an emotional journey,” Shefali says. “Communication is important. You need to trust and relate to the people you are working with. Amanda and the Landmark Team really helped us do just that.

Collaborative effort

With a complex site to tackle on a busy Hamilton street, Shefali and the Landmark Homes team worked collaboratively on the floor plan.

“I had been to a couple of architects before I decided to go with Landmark Homes,” Shefali says. “When I spoke to Amanda, she said we’ll work on this plan together, which I always wanted to do. Landmark drew up a plan based on what I told them from scratch. We all worked on that floor plan, moving things around until we came up with a final draft that I was happy with.”

Distinctive Look

Designed to be split into three distinctive zones, with two separate wings, perfectly crafted to provide space and privacy for family and guests, the four-bedroom home has two masters, complete with a bespoke walk-in wardrobe that can be accessed from the main bathroom, two large living areas and two and a half bathrooms.

“When I gave my list of requirements to Landmark,” Shefali says, ” I wanted a wardrobe that I could walk into straight from the bathroom instead of the bedroom. That was really important. Amanda worked with the team to make the perfect plan, so everything just came together.”

Tactile handmade Belgium bricks, sourced from Stellaria NZ, are juxtaposed against different shades of Linear Oblique and Abodo Vulcan cladding, offering a sense of grounded urban luxury and contemporary street appeal on the exterior.

Unique Character

Inside, the beautifully detailed Belgium bricks continue, lining the interior wall. They also feature above the fireplace in the striking sunken lounge/kitchen and dining area, providing a seamless sense of cohesion.

The step-down living area, a feature of Shefali’s original brief, gives the home a unique character and offers a feeling of spaciousness thanks to the 3.2m ceiling height in the light-filled space.

“The sunken lounge was one of the things in my initial brief,” Shefali says. “We wanted that wow factor when you walked inside. Because the house is not very big, there is still an illusion of space because of the high ceilings.”

A hidden scullery is a neat surprise feature that keeps the kitchen tidy, while the open-plan living area is flooded with natural light thanks to thoughtfully placed skylights and oversized window joinery that opens out to a large outdoor decked area, sheltered from the elements by a batten fence. A perfect space for entertaining or relaxing in the spa.

Interior delights

Despite all the expertly crafted Landmark Homes building and design elements, one of the real stand-out aspects of this beautiful home is Shefali’s flare for eye-catching interior design details that perfectly complement the stunning exterior.

The delicately handcrafted terracotta light fixtures above the kitchen bench offer a sense of earthy cohesion, while a beautifully crafted Herringbone Recycled Engineered Oak barn door acts as a piece of art and separates the media room and surrounding bedroom wing for maximum privacy.

“Each area has got its own unique feature in terms of texture or colour, “Shefali says. “In the master and the media room, we have a beautiful green ceiling making it a great space to hang out in. Our son’s bedrooms are in that wing and open up to the media room away from the lounge and master bedrooms, so it’s nice and quiet.”

Interior flare

The earthy interior tones are contrasted with splashes of colour, tactile detailing in the tiling and bespoke wallpaper, and walls adorned with unique art throughout the home, something that Data Analyst Shefali can’t take full credit for.

“I come from a family of architects and interior designers, so I must have some artistic flair,” Shefali says of her incredible design skills. “My older son and I are both interested in interiors and colours. I think we got a little bit more involved in it when my son went on The Block,” she adds.

“He was my sounding board and gave me the confidence not to involve an interior designer because I knew what I wanted. I just needed somebody who shared my aesthetics to understand what I was trying to do, and of course, Amanda from Landmark Homes was also a huge help to me in deciding many things inside the house.”

Budget matters

Along with Shefali’s undeniable talent and vision, the results of this stunningly designed and crafted home are a testament to the exceptional quality and workmanship for which Landmark Homes is well-known, all within Shefali’s strict budget.

“Anybody can build four walls,” Shefali adds. “But the workmanship from Landmark Homes has been incredible. So many people have come through our home, and everyone has commented on the quality of the build.”

“I’ve had many friends who have built with the other builders, and I know that Landmark went out of their way on more than one occasion to change or accommodate things I asked for. They have been so gracious about everything.”
