Of course, this may be easier said than done, and many are put off by the long and complex process of dealing with Councils, contractors and financial advisors.
But although subdividing land can seem like a huge undertaking, it doesn’t have to be when you loop in someone else to handle it. That’s where we come in!

One of the biggest benefits for homeowners is that subdivision and building can be a cash-neutral process. So, if you’re one of the lucky ones with a bit of land, you could have the golden ticket to building your dream home, for almost nothing – or even profiting in the process!
The majority of our clients can sell half of their site and their original home for the amount it costs to subdivide and build a beautiful, custom-designed brand-new home on the remaining section – and even put money in the bank afterwards for kids’ schooling, a dream holiday, or a rainy day.
The financially-sound option
When you complete a Subdivision with Landmark Homes, we don’t take a cut of your profits. So, if your Subdivision adds $350K to the value of your property, every dollar is yours to keep. You’re only paying us for the project management of the subdivision process and the build of your new home.
We’ll also advise you on the most profitable way to complete your subdivision, and help you avoid having to re-do any part of the process, by taking care of it for you.
Subdivision, and Design and Build
Normally, homeowners would have to sort out the complex and arduous business of Subdivision themselves before approaching a building company.
Instead, we will do it for you – project managing the operation from seeing what’s feasible on your site, to sorting out the council consents, to designing your new home, coordinating the groundwork and infrastructure, to carrying out the physical build.
Of course, no two sites are the same, and some will be trickier than others. And our teams know their local Council’s rules and requirements.

We can help you through the process, and then build your dream home on the subdivided section.
1. Feasibility Assessment
First things first, see if Subdivision is possible on your section. We’ll run an assessment and give you a proposal for what could be developed on your section – with an estimation of the costs involved.
2. Planning your Subdivision
Next, we will complete a Site Survey to establish what issues, if any, may arise with your section – eg: you may need a Geotech or Engineers report before we can move forward. Then we’ll sit down together to plan your Subdivision, and decide what can be built, including driveways and site access.
3. Designing your New Home/s
After meeting to discuss what you want from your new home – we will design a beautiful house that meets local Council requirements and ticks all of your ‘must have’ boxes too. There is sometimes an art to achieving both!
4. Completing the Application + Subdivision Process
We will complete your Resource Consent application, and liaise with Council and engineers on your behalf as necessary and respond promptly to any issues that arise after consultation with you.

Depending on the location of your property, permission to subdivide will depend on the requirements of the Unitary Plan (if you’re in Auckland) or your local Council’s District plan and the zoning of your section.
